
Sometimes our customers - before they become our customers - have trouble finding a contractor to do work on their home. One of our clients called no fewer than 12 contractors, who mostly came with recommendations. Making multiple calls is not uncommon - getting the right answers can be difficult. And, on average, our customers who begin their exterior renovation with the wrong contractor spend two-thirds more for their project (yes, that's two-thirds MORE) than if they choose the right contractor the first time.
So, if you don't know your contractor - check them out. Contact references they provide. If there are no references, be concerned. And contact the - if they're not listed, be wary.
You can also check with the NJ Department of Consumer Affairs; they'll tell you what you need to know, and whether your prospective contractor is registered. Their advice: Contact Consumer Affairs to see if consumers have filed any complaints against the contractor and to ensure the contractor is registered..
And before you even consider a first meeting - ask two more questions - Is the prospective contractor licensed? Is the prospective contractor fully insured? If the answer to either of these two questions is "No", then think again about working with this company.

Your first meetings with your prospective contractor will tell you what it will be like to work with the firm. So, ask yourself some questions along the way...
Does your prospective contractor return your calls? Often, the simplest good business practices seem to go right out the window early in the process - if a contractor you're considering doesn't return your calls, cross them off the list. For our client who we mentioned first, of the 12 contractors they called - only 3 returned their call! But there are still problems that can show up along the way.
When you set an initial meeting, does your prospective contractor show up - and show up on time? Again, respect for you and your time will suggest the kind of working relationship you can expect.
Your homework assignment after your first meeting: Contact the references your contractor gives you.
Ask them whether the job was completed on time, whether there were any unexpected costs, whether the workers showed up on time and cleaned up
when they finished, and whether they would use the contractor again.

More advice from NJ Department of Consumer Affairs: Get written estimates from at least three contractors. Ask the contractors how long they have been in business, if they have liability insurance (as required by law), and whether they will be using subcontractors on the project.
Obtain a written contract. Contracts for home improvement projects costing $500 or more must be written and must include the legal name and business address of the contractor as well as
- a start date, a completion date,
- a description of the work to be done, and the total price.
- The contract must also include the contractor’s registration number.
- Make sure all warranties and guarantees are in writing, and that the contract states name brands or quality/grades
of materials to be used.

“The only one who came when he agreed was selected. As it turns out, his estimate was a low ball. We did no checking on him for insurance or pending complaints, references, etc. I had asked him for references and he kind of double talked, telling me he would give them to me, reassuring me that he had done this work many times and was very experienced.
